As one of four companies of the Meridian Group, Heritage Properties, Inc. has developed or acquired over 6,000,000 square feet of commercial real estate. Our continued focus is to develop and/or acquire commercial real estate that will provide the end user a superior work environment, therefore providing investors with outstanding risk-adjusted investment returns. All of the divisions at Heritage Properties are interrelated, working together in various combinations at all times. We are a fully integrated real estate company, actively engaged in every aspect of the process from site selection and acquisition through disposition. Our team works together in the project design, financing, construction management, leasing, space planning, tenant fit out, property and asset management. Heritage is functionally organized into five distinct, yet independent divisions:

Acquisition & Development

Responsible for the creation of new development/acquisition opportunities. Performs financial analysis for all investment opportunities, reviews and negotiates contracts, oversees the design of developments and improvement intensive acquisitions, and performs all market research.

Leasing & Marketing

Responsible for marketing, interacting with the brokerage community and tenant relations. Responsible for the leasing process from initial contact to final lease execution. Coordinating with Property Management and Construction on all tenant fit out and move-ins.

Property Management

Responsible for the day-to-day operation of each of our facilities, staffed by dedicated professional building managers, and a capable and committed maintenance staff attending the daily needs of each of our tenants.

Construction & Design

Responsible for the management of all construction activity from initial budgeting to final pricing, 'value engineering' of costs and systems, contract administration, project supervision resulting in timely, cost-effective delivery.

Investment Management

Responsible for the day-to-day financial oversight, monthly financial and operating statements, year-end tax support and financing activities. Quarterly reporting to all equity investors on the current and projected financial status of each asset. Responsible for financial modeling for all phases of our operating business efforts.
